THE editorial comment in the March 7 issue regarding development at Okus Trading Estate rightly pointed out that proposals for high density housing there must be carefully studied by the council.

It should, however, also have been stressed that the estate was already earmarked for eventual residential development by the council in their long-term plans, and that the majority of present businesses were aware of this when they entered into leases. Indeed, some have already secured alternative premises and two have long wished to move as the site is unsuitable for its operations.

As to the increase in traffic caused by housing development of both PMH and and trading estate, it should be remembered that for many years Okus Road (a cul-de-sac) has suffered up to 8,000 vehicle movements daily, including about 300-400 buses and heavy vehicles, so the influx of about 600-800 cars is unlikely to create a major problem, providing sensible new traffic routes are planned.

So far no detailed plans or confirmation of the number of dwellings on either site have been sent to the council.

We hope that serious concerns about schooling and other community facilities will be considered by the council as well as traffic routes and the necessity for a good mix of houses, including some that are genuinely affordable.
