Nearly 40 acres of Wiltshire farmland are on the market for half a million pounds.
The land at Lydeway, near Devizes, is located directly off the busy A342 and has been put up for sale with a guide price of £500,000.
It totals 38.91 acres of “productive arable land”, a 1.39-acre paddock, and a workshop.
These sections of the property can be bought together or separately.
The arable land can be bought by itself for £410,000, the paddock for £30,000, and the workshop is valued at £60,000.
An overage agreement will be in place on the plot containing the workshop, allowing the seller to receive additional payments of up to 25 per cent if any residential development takes place in the next 25 years.

The land is currently let to another party and vacant possession can be obtained in March 2026 or earlier by arrangement.
