London buyers are flocking to Marlborough in what local estate agents are describing as ‘astonishing’ times in the property market.

And they are going for the top end of the market, with properties in the £800k - £1.5m bracket going well.

“The market has been very busy,” said Jonathon Rich, of Brearly Rich, a Marlborough independent agent. “Particularly so since the decision on BREXIT and since the stamp duty holiday was announced.

“It has all gone to a different level. The market was building anyway, but with Brexit, Covid and stamp duty it has got very busy indeed.”

He said a lot of buyers had already sold their properties and had been sitting in the rental market waiting to buy.

London buyers are also heading to the rural areas around Marlborough, within striking distance of stations at Pewsey and Hungerford for easy access to the capital.

The property fortunes of the town have now firmly switched from being a buyers market since the 2007 banking crisis, to a sellers market now.

With just over a month to go until the June 30th Stamp Duty deadline, those looking to complete on a property purchase in Wiltshire have some of the lowest chances out of anywhere in the country according to new figures.

The research from online mortgage broker Mojo Mortgages has looked at average conveyancing times for councils across the country - often dictated by the time taken for local authority searches to be returned.

Wiltshire Council appeared in the bottom ten nationally for slowest turnaround time for searches in the country (35 working days in some cases) – significantly holding up the conveyancing process and costing prospective buyers thousands in Stamp Duty costs. To put this into context, Ashfield District Council in Nottingham takes just five days for these to be returned.

The cheapest listing on Rightmove for Marlborough is for a 30 percent share of a two bedroom shared ownership apartment on Cunetio Gardens off the White Horse Road for £57k.
The most expensive listing in the town is a £1,350m four bed house at Treacle Bolley.
The biggest and most expensive house listed in the area is on the market for £8 million. Grade 2 listed Everleigh Manor has been described as “one of Wiltshire’s finest manor houses,” complete with 30.54 acres of land.
With eight bedrooms and six bathrooms, highlights include the vaulted entrance hall, the orangery and the magnificent reception rooms.
