Hopes of changing the use of a Burbage pub into residential use have been dashed.
Dozens of local residents had objected to the move -with some wanting to buy the Three Horseshoes and turn it in to a community pub.
The application was turned down for a second time - the first having been in 2018.
The Council said that the owners had failed to show that the pub was not economically viable with the right ownership or that alternative community uses would be unviable.
They also said that the attempt to sell it at £425,000 was way in excess of its true value as a pub, which they estimated to be around £150,000 because of the condition of the premises.
The pub was sold by Wadworth brewery in 2018 prompting outcry from the village.
Letters objecting to its change of use cited that the village could certainly sustain at least one pub, and with the population of Burbage, two pubs.
The applicants, Red Star WSL wanted to turn the property into a house.
