£25 million Wiltshire manor house and estate still for sale

Bapton Manor Estate, in the Wylye Valley near Warminster, was listed in June last year and is still being marketed by property specialists Savills.

The 1,796-acre estate is described as a “classic English agricultural and sporting estate” set within the rolling downland of south Wiltshire.

At its heart is Bapton Manor, a Grade II listed country house believed to date back to the 17th century.

The eight-bedroom manor, designed in a classical Georgian style, is being offered alongside extensive farmland, woodland, sporting rights and a collection of estate properties.

Savills says the manor house retains the qualities of an impressive family home, although it would benefit from modernisation.

The estate comprises around 1,311 acres of arable land, 283 acres of permanent pasture and 153 acres of woodland.

It also includes a number of farm building complexes with grain drying and storage facilities capable of handling more than 4,000 tonnes, together with extensive livestock accommodation.

In addition to the manor house, the estate includes seven houses and cottages which can provide rental income or accommodation for current and former employees.

Part of the estate lies within the picturesque Wylye Valley and includes fishing rights on the River Wylye, one of the county’s renowned chalk streams.

The land also offers opportunities for pheasant and partridge shooting.

Savills is marketing the estate as a whole but is also offering sections of the property in six separate lots. A substantial part of the estate is being marketed independently for £14.5 million.

Located close to the World Heritage Site of Stonehenge, the estate falls within the Cranborne Chase National Landscape, an area recognised for its outstanding countryside, chalk streams and wildlife habitats.

According to the sales particulars, around 1,102 acres of farmland are currently in arable production, growing crops including wheat, barley, oilseed rape, beans and maize.

The estate’s larger fields are suited to modern farming methods, while steeper slopes and valleys are maintained as permanent pasture for grazing and environmental purposes.

Two areas adjoining the Wylye Down National Nature Reserve are designated as Sites of Special Scientific Interest.

The sales details also highlight the estate’s sporting potential, with its mix of rolling hills and valleys providing opportunities for a variety of shooting drives.

Savills notes that the shooting rights were previously leased to a well-known local shoot and that a purpose-built shooting hut occupies a secluded position overlooking Wylye Down and the wider estate.

The sale represents one of the largest and most valuable residential and agricultural property opportunities currently available in Wiltshire.
