Situation Isle of Rhea Cottage is located just outside the village of Bodenham, in an accessible position, surrounded by countryside and a short distance north of the Cathedral City of Hereford. Historically known for its Hop fields and the white-faced Hereford cattle, it is still very much an agriculturally-based community today. This property is well-placed with good access to the local market towns of Leominster, Bromyard, Ledbury and the City of Hereford.

Isle of Rhea Cottage * A detached period cottage, which is thought to have been significantly extended in the 1970's.

* It now offers 2 double bedrooms on the first floor, both of which are double aspect and have some views over neighbouring farmland, and a family bathroom.

* On the ground floor is a useful entrance porch, a W.C, a double aspect kitchen/breakfast room with a fitted kitchen, space for an electric cooker, pantry cupboard and an oil-fired Rayburn.

* There is also a cosy, double aspect sitting room, with an inset wood-burning stove and a door out to the side garden.

* The property is fully double-glazed, with oil fired central heating, clean and tidy but could benefit from some modernisation or, subject to planning permission, there is great scope for it to be extended.

The Outside * The cottage sits within a generous garden currently split into 3 areas; there is an open garden to the side with a manageable lawn and a variety of established shrubs.

* There is an enclosed, fenced and dog proof garden immediately to the rear.

* To the other side of the cottage is the main garden; this offers parking on a hard standing area in front of a detached, timber double garage. A further area of lawn can be found adjacent to the house, along with a number of useful former kennel buildings, storage sheds and a green house.

* This area contains numerous trees and shrubs and would benefit from being opened/cleared to make full use of the space for further formal gardens, or extra garaging/storage facilities if required.

Additional Information The vehicular access to the property is currently over land owned by Herefordshire Council. The owners have used this, unencumbered and unchallenged for decades, and a statutory declaration and an indemnity policy will be provided to cover this. The vendors have also maintained the green area (lawn) in front of the cottage, which is council owned verge.
