STUNNING SETTING – If peace and quiet is what you are looking for along with the sense of a country community, this courtyard setting gives you all you could wish for.

I dealt with these homes quite some years ago when being built, I fell in love with the setting then and still love it now, so much so that I live just around the corner … sorry to spoil it.

The development was allowed to be created on the understanding that the Castle itself was to be saved and renovated into three incredible homes and the developer was true to their word, creating three stunning townhouses which cement the whole setting.

As you meander through the village you realise that although tucked away you have some really simple and direct routes to main roads, towns and motorway links so it really does feel like the best of both worlds here. Pulling into the entrance to Farley Castle and The Mews you are funnelled in through curved brickwork which really makes it feel like something a bit special, and it is.

You’ll find this Mews home around to the left with parking outside and driveway to the garage, do be sure to pay attention to the way the courtyard has been set out with visitor and private parking all lit amongst established planting that everyone contributes to which explains why it’s so beautifully kept, worth every penny and not actually expensive at all.

So many of these homes have been altered over the years so you’re never quite sure what you will find, this particular home is four bedrooms so one of the larger designs and the current owners have still added a bit more so the balance upstairs and down works incredibly well.

Walking inside you have a deep entrance hall with room to get greet guests and get shoes and coats off, you can also look straight ahead through double doors into the main living room and beyond. To the left you have a great size kitchen / breakfast room with more storage than I’ve seen for some time and various integrated appliances, the units themselves are in a light wood shaker style with contrasting worktops. You have room for a good size table and chairs in here rather than a token ‘table for two’ set-up. Moving to the left-hand side of the home you have an extension of the entrance hall that leads through to both the downstairs cloakroom and the front aspect dining room. The dining room is a lovely space and truly versatile if formal dining isn’t your thing, with the double height glazed frontage you have the most stunning feature which is made even more of as the ceiling heights are just that bit taller than usual.

The central part of this home is where you find the main living room, at 18ft by virtually 14ft it really is a great size and gives options of how to furnish, either around the fireplace or not. Double doors then lead through to the beautiful conservatory that the current owners have added complete with wood burner so although stunning in the summer it also makes for a cosy fully glazed space in the winter months looking out onto the gardens. Another really clever addition the owners have made is to have stairs leading up into the garage from this room so if you need to come in from the outside after walking the dog or just with children who can’t keep out of the mud, you can.

Moving upstairs we have landed on what is a really good size square landing, may seem an odd thing to comment but it struck me as light and spacious and let’s face it, entrance halls and landings do set the scene well in homes. The master suite is fantastic, plenty of fitted storage at either end and then through to the end-suite shower room. Another feature worth mentioning are the two windows, they just add interest as two rather than one large window if that makes sense. Bedrooms two and three are also excellent doubles with bedroom four still being an impressive 10ft by virtually 9ft so again double bedroom territory and the family bathroom completes things here.

Moving outside we have beautiful, peaceful and established gardens that stretch back to a lightly treed boundary, they really do say all that is great about this setting. The large terrace that abuts the conservatory gives space to relax or entertain with a slim pathway then winding itself along the full length. Planting to all sides then soften things even further but with the years having moved on the whole garden has now matured to tie in with the natural surroundings.

All in all I find it hard to find anything to fault here, but then again I am a bit bias. We have a really well balanced four bedroom home in the most beautiful, peaceful setting yet seemingly have so much on your doorstep. Fantastic local pub, incredible woodland walks to the river if you wish and all so close to commuter links if you need them …… what’s not to like?
