A delightful Grade II listed thatch cottage, situated in the middle of this popular village. Itchen Stoke lies within the South Downs National Park and is well-located for both Winchester and the market town of Alresford. The cottage is a short walk from an attractive stretch of the River Itchen, with a footpath to neighbouring Ovington.

A former estate cottage believed to date from the 17th century, Spindle Hoo has a quaint feel, due to its original features, which include exposed beams and a large brick fireplace. The ridge and the rear of the thatch were replaced in 2013, and mains smoke alarms have been installed, in order to comply with the requirements of the insurance policy (nfu).

There is a very pretty garden that stretches along the bank, from where there are with beautiful views over the Itchen Valley. At the end of the bank, steps lead down to the car port and parking area with space for 2-3 cars.

The cottage is approached via a picket gate, and a brick path to the front door, which opens to small hall, from where stairs lead up to the first floor. To the right is the living room, which has a character fireplace, with wood-burning stove, beamed ceiling, alcove storage and some storage in a wall recess. Off the hall, a door opens to the kitchen, which has previously been extended and has terra cotta flooring, fitted kitchen units and worktops, and a wall-mounted gas boiler. There is space for a table and chairs. A door opens to a lobby, and the bathroom and a cloakroom.

Upstairs, there are two double bedrooms. The main bedroom has twin fitted wardrobes and a chimney breast. The second bedroom has a window with a view of the garden, and an airing cupboard housing the hot water tank.

Itchen Stoke is approximately 2 miles west of Alresford and there are regular bus services into the town and the City of Winchester, both of which cater for shopping, schooling and recreational facilities. There is a main line train service to London from Winchester station, which is about a 15 minute drive away.
