MARLBOROUGH’S only nightclub has been put on the market by its Bristol owners.
Leisure property adviser Christie + Co has been appointed to sell AZUZA in Hughenden Yard, which is the town’s only 3am licensed premises.
By day the venue is a coffee shop and lounge bar, serving an breakfast and lunches, transforming into a sports bar and live music venue by night with the first floor nightclub having a capacity for up to 180 people.
AZUZA is being offered to market on a leasehold basis for a premium of £120,000. The lease has 18 years left to run with current rent passing at £52,000 per annum.
Sophia Sangchi, a Licensed Premises Agent at Christie + Co said: “This superbly presented and extremely spacious premises represents an excellent opportunity for new owners.
“The natural upside to the business would be to start serving good quality evening meals, but with a total internal area of 3,500 sq ft there are a number of possibilities that new owners could explore and make a real success of.”
