LANDLORDS in Chippenham have a competitive advantage over others in the rest of Wiltshire despite rents being 12 per cent lower. 

Research by Chippenham-based independent mortgage broker One 77 Mortgages shows that property prices in the town make up for the cheaper rents, with the average being £808pcm.

This is significantly lower than the £905pcm advertised across the country. Property prices are also 21 per cent cheaper too on average in the town.

Alastair McKee, managing director of One 77 Mortgages, said: “The brightest days for the Chippenham property market arguably lie ahead of it.

“In London, for example, property prices across the Crossrail route have risen in anticipation of the expected higher demand near its stations.

“But in Chippenham many believe the imminent electrification of the railway to London has not yet been priced in. If that’s the case then the town could be ripe for buy-to-let investment in terms of both capital growth and achievable rents, despite the recent tax changes.”
