LARGE and centrally located LISTED TOWNHOUSE in need of updating, offering flexible family accommodation, complimented by a DELIGHTFUL GARDEN, GARAGE and WONDERFUL VIEWS.

Location

Malmesbury lies close to the border of Wiltshire and Gloucestershire, 14 miles south of Cirencester and 10 miles north of Chippenham, with Swindon 16 miles to the east and Bath 24 miles to the west. It has a good selection of shops including a Waitrose supermarket, a regular farmers' market, a library, museum, leisure centre with pool, two primary schools and a High Performing Academy secondary school. J17 of the M4, 5 miles south, provides access to the area's major employment centres and there are trains to Paddington in just over an hour from Chippenham, Kemble and Swindon.

The Property

12-14 Gloucester Street, known as St Adhelm's, is a substantial Grade II Listed townhouse which dates from the mid to late 18th Century. It has a stone tiled roof and was refronted in 1830 with a parapet. The symmetrical facade has large 12 pane sash windows and a pedimented front door with Tuscan pilasters and a large horned sash dormer. The left hand service door previously provided access to a book shop. Internally the house has been adapted to suit occupation by two branches of the same family and inevitably some alterations will now be required. The renowned Luce family previously owned St Aldhelm's, who were benefactors to the town and owners of the Abbey Brewery. PLEASE NOTE: The adjoining property 14A, is a former stable, understood to have been built shortly after the Postern Gate was demolished in 1794. Some 25 years ago it was converted into a self-contained cottage which is vacant, and could be purchased if required.

The Accommodation

The front door leads into a hall with a cloakroom off . A door under the staircase leads to the cellar with wine bins. On the right is the sitting room with built-in bookshelves, and a door leads off to the drawing room which has an early 19th Century marble fireplace and French doors onto the terrace. To the left of the hall is the former bookshop with a Victorian grate and beyond is a studio room with access to the cloakroom. In the centre is an internal courtyard/dining room with a lantern window over and beyond is the kitchen with a gas two oven AGA, a larder and a fitted dresser. At the rear is a secondary kitchen/breakfast room, a cloak/utility room and sun room. On the first floor there is a galleried landing over the courtyard room. The master and guest bedrooms both have en suite bathrooms. There are three further bedrooms, a bathroom and a shower room plus a first floor sitting room over the secondary kitchen. There are large attics front and rear, providing additional space.

Outside

At the front are spear-headed railings and a garage, approached under the mirror. At the rear is a delightful split level garden, laid mainly to lawn with a wonderful terrace adjoining the house and open views over the river valley. There is a round pond with fountain, well stocked borders and a charming brick potting shed with butlers sink and WC. There is a door into the rear of the garage and adjacent steps lead down to the lower garden which runs along Kings Wall.

Services

All mains connected. The gas boiler is located in the cellar.
